Terms of Service
By using door.lease, you agree to these terms. Please read them carefully. If you do not agree, do not use the app.
1. Agreement to These Terms
These Terms of Service are a legally binding agreement between you and DoorLease LLC, doing business as door.lease ("door.lease," "we," "us," or "our"). They apply when you access or use our website, mobile application, web pages, reports, APIs, App Store link requests, support channels, and related services (collectively, the "Service").
By accessing or using the Service, creating an account, requesting the App Store link, generating a report, or sharing a door.lease report link, you agree to these terms and to our Privacy Policy. If you do not agree, do not use the Service.
These terms are provided electronically. You are responsible for maintaining access to the device, internet connection, and software needed to view and retain a copy of them.
2. What door.lease Does
door.lease helps users document rental property condition, organize photos and video by room or area, create move-in, move-out, comparison, maintenance, checkout, and other condition reports, and prepare clearer communications related to rental records.
The Service is built for rental documentation across short-term stays, long-term leases, student housing, furnished rentals, managed properties, and other rental handoffs. Some features may launch first for iOS users or limited groups. Coming-soon features are not guaranteed until released.
3. Eligibility and Accounts
You must be at least 18 years old to create an account or use the Service. By using door.lease, you represent that you are legally able to enter into this agreement and that the information you provide is accurate and complete.
You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Notify us promptly at [email protected] if you believe your account has been accessed without authorization.
If you use the Service on behalf of a company, property owner, property manager, landlord, host, school, or other organization, you represent that you have authority to bind that organization to these terms.
If you enter a mobile phone number and request phone verification, you agree that door.lease may send one-time SMS verification codes and related account or security messages to that number. Consent to SMS verification is not a condition of purchase. Message frequency varies based on your verification requests and account activity. Message and data rates may apply. 4. Your Responsibilities
You are responsible for how you use door.lease and for the information, photos, video, notes, property details, contact details, and other content you upload, capture, submit, send, or share through the Service ("Your Content").
You agree that you will:
- Use the Service only for lawful rental documentation, maintenance, reporting, and related communication purposes.
- Have the right or permission to photograph, record, document, or share the property, room, object, person, or information included in Your Content.
- Review reports, AI-generated text, maintenance summaries, and message drafts before using or sending them.
- Comply with leases, platform rules, building rules, privacy laws, recording laws, and other laws that apply to your use of the Service.
- Avoid capturing people, private information, personal documents, payment cards, mail, IDs, or other sensitive details unless necessary for your lawful purpose.
5. Photos, Video, Reports, and Property Records
You retain ownership of Your Content. You grant door.lease a limited, worldwide, non-exclusive license to host, store, copy, process, transmit, display, analyze, format, redact, and generate outputs from Your Content only as needed to provide, secure, support, and improve the Service.
door.lease is not a general photo storage service. We may limit storage, file size, number of records, report generation, or other usage based on technical needs, plan limits, abuse prevention, launch access, or product changes.
Some records may become locked after a room, inspection, report, or condition record is completed. Locking is intended to preserve the integrity of that record. Locked records may restrict editing or removal of individual photos from the record, but you may still request deletion of a property or account as described in the Privacy Policy.
6. AI Features and User Review
door.lease may use artificial intelligence to help classify photos, identify visible condition details, draft maintenance summaries, generate report descriptions, compare records, and help AI Coach prepare clearer message or response drafts.
AI output can be incomplete, inaccurate, delayed, or inappropriate for your specific situation. AI output is not legal advice, repair advice, property inspection advice, insurance advice, financial advice, or a guarantee of any result. You are responsible for reviewing, editing, verifying, and deciding whether to use any AI-generated content.
We do not guarantee that reports, AI summaries, maintenance messages, dispute drafts, share links, or documentation will be accepted by a landlord, guest, tenant, platform, property manager, owner, court, insurer, payment processor, or any other third party.
7. Maintenance Requests and Third-Party Recipients
If you use the Service to prepare or send a maintenance request, email, report, message, or other communication to a property contact or third party, you authorize door.lease and our service providers to transmit the content and related attachments or links to the recipient you select or provide.
You are responsible for confirming that recipient information is accurate and that you have a lawful basis to send the communication. We are not responsible for how a recipient responds to, forwards, stores, or uses information after you share it.
8. Report Links and Sharing
Reports may be shared by link, email, export, or other supported methods. Anyone with access to a report link may be able to view the report unless access controls, expiration, or revocation features are available and enabled. Share links only with people who are authorized to view the information.
We may log report access, link status, timestamps, and related technical information to operate and secure report sharing.
9. Acceptable Use
You agree not to:
- Use the Service for unlawful, fraudulent, misleading, abusive, harassing, threatening, defamatory, discriminatory, or invasive activity.
- Upload or share content that violates another person's intellectual property, privacy, publicity, confidentiality, lease, platform, or other rights.
- Impersonate another person or misrepresent your authority, role, affiliation, or relationship to a property.
- Use the Service to send spam, unsolicited marketing, malicious files, malware, or harmful code.
- Scrape, crawl, data mine, overload, attack, probe, or interfere with the Service or its networks.
- Reverse engineer, decompile, disassemble, copy, modify, or create derivative works from any part of the Service except where allowed by law.
- Bypass authentication, rate limits, security controls, report access controls, or storage limits.
- Sell, rent, transfer, sublicense, or provide access to your account without our written permission.
- Use the Service to create a competing service or to bulk extract reports, content, templates, data, or functionality.
We may investigate suspected violations, restrict access, remove content, suspend accounts, block IP addresses, preserve information, or cooperate with law enforcement when we believe it is appropriate or legally required.
10. Payments, Purchases, and Launch Access
Some features may require purchase, subscription, credits, launch access, or plan eligibility. Prices, features, and limits may change. Current pricing and limits are shown in the app or purchase flow when applicable.
Payments made through Apple In-App Purchase are processed by Apple and may be subject to Apple's terms, refund rules, and policies. Purchases are non-refundable except where required by law or by the applicable app store policy.
11. Privacy
Your use of the Service is governed by our Privacy Policy, which explains how we collect, use, share, store, and delete information. By using the Service, you acknowledge our data practices described there.
12. Intellectual Property
The Service, including its software, design, workflows, text, graphics, logos, trademarks, trade names, reports, templates, documentation, and other materials, is owned by door.lease or its licensors and is protected by intellectual property and other laws.
Subject to these terms, we grant you a limited, revocable, non-exclusive, non-transferable license to use the Service for your own lawful rental documentation purposes. We reserve all rights not expressly granted.
13. Feedback
If you send us ideas, suggestions, bug reports, feature requests, or other feedback, you grant us permission to use that feedback without restriction or compensation. We are not required to treat feedback as confidential.
14. Copyright and Intellectual Property Complaints
If you believe content in the Service infringes your copyright or other intellectual property rights, contact us at [email protected] with enough detail for us to identify the content and evaluate the claim. We may remove or restrict content and may suspend repeat infringers where appropriate.
15. Third-Party Services and Links
The Service may use or link to third-party services, including app stores, AI providers, cloud storage providers, analytics providers, payment processors, email providers, maps, platform support pages, property contacts, and websites not controlled by door.lease. Third-party services are governed by their own terms and privacy policies.
We are not responsible for third-party content, availability, security, privacy practices, decisions, or actions. If you link to or share information with a third party, you do so at your own risk.
16. Availability, Changes, and Updates
We may modify, suspend, limit, or discontinue the Service or any feature at any time. We do not guarantee uninterrupted availability, report generation time, AI processing time, storage availability, or that the Service will be without errors.
The mobile app may receive app store updates or over-the-air updates that change functionality, screens, or workflows. Some features may be unavailable on certain devices, platforms, accounts, properties, or regions.
17. Termination
You may stop using the Service at any time. You may delete your account through the app where available or by contacting us. We may suspend or terminate your account or access if we believe you violated these terms, created risk or liability, abused the Service, or if we are required to do so by law.
Sections that by their nature should survive termination will survive, including ownership, licenses needed to complete prior actions, disclaimers, limitations of liability, indemnification, dispute resolution, and payment obligations.
18. Disclaimers
The Service is provided "as is" and "as available." To the maximum extent permitted by law, door.lease disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, availability, and reliability.
door.lease is a documentation and communication tool. We do not provide legal services, property inspection services, insurance services, repair services, appraisal services, or financial services. We do not guarantee any outcome in a dispute, chargeback, deposit claim, platform claim, insurance claim, maintenance issue, court matter, or landlord-tenant matter.
19. Limitation of Liability
To the maximum extent permitted by law, door.lease and its owners, officers, employees, contractors, agents, affiliates, suppliers, and licensors will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost revenue, lost data, loss of goodwill, property damage, personal injury, replacement services, or any outcome involving a third party, even if we have been advised of the possibility of those damages.
To the maximum extent permitted by law, our total liability for any claim related to the Service will not exceed the greater of $100 or the amount you paid to door.lease for the Service during the six months before the event giving rise to the claim.
20. Indemnification
You agree to defend, indemnify, and hold harmless door.lease and its owners, officers, employees, contractors, agents, affiliates, suppliers, and licensors from and against claims, liabilities, damages, losses, and expenses, including reasonable attorneys' fees, arising from or related to Your Content, your use of the Service, your violation of these terms, your violation of law, your communications with third parties, or your violation of another person's rights.
21. Governing Law and Dispute Resolution
These terms are governed by the laws of the State of New York, without regard to conflict-of-law rules. Subject to the arbitration language below, you consent to the exclusive jurisdiction and venue of the state and federal courts located in New York for disputes arising from or related to the Service or these terms.
To the extent permitted by law, disputes must be resolved individually and not as part of a class, consolidated, private attorney general, or representative action. Where permitted by law, either party may require a dispute to be resolved by binding arbitration before a single neutral arbitrator under the rules of the American Arbitration Association or another mutually agreed provider. Nothing in this section prevents either party from seeking temporary or injunctive relief in court for unauthorized access, misuse of intellectual property, confidentiality violations, or security-related harm.
22. International Use
door.lease is operated from the United States. If you access the Service from outside the United States, you are responsible for complying with local laws. You understand that information may be processed and stored in the United States or other locations where our service providers operate.
23. Changes to These Terms
We may update these terms from time to time. If we make material changes, we may notify you through the app, website, or email. Continued use of the Service after updated terms are posted means you accept the updated terms.
24. Miscellaneous
These terms, together with the Privacy Policy and any additional terms presented in the Service, make up the entire agreement between you and door.lease regarding the Service. If any provision is found unenforceable, the remaining provisions will remain in effect. Our failure to enforce a provision is not a waiver. You may not assign these terms without our consent. We may assign these terms in connection with a merger, acquisition, reorganization, sale of assets, or by operation of law.
