1. Scope

This Privacy Policy explains how DoorLease LLC, doing business as door.lease ("door.lease," "we," "us," or "our"), collects, uses, shares, stores, and protects information when you use our website, mobile application, App Store link requests, reports, APIs, support channels, and related services (collectively, the "Service").

By using the Service, you agree to this Privacy Policy. If you do not agree, do not use the Service.

2. Information We Collect

App Store Link Requests

If you request the App Store link or related product updates, we collect your email address, selected property type, audience, platform interest, source page, sign-up time, and technical information such as IP address and bot-protection results. We use this to send product updates and understand demand by user type.

Account Information

When you create an account, we collect information such as your name, email address, phone number if provided, authentication identifiers, account settings, purchase status, and support history. We use this for authentication, account recovery, service delivery, and support.

Phone Verification and SMS Messages

If you choose to verify a mobile phone number in the app, we collect the number you enter and use it to send one-time verification codes and related account or security messages through our service providers. Message frequency varies based on your verification requests and account activity. Message and data rates may apply. We do not sell, rent, or share mobile numbers or SMS opt-in data with third parties or affiliates for their marketing or promotional purposes. Service providers that help deliver verification messages may process mobile numbers only to provide messaging, security, and related Service infrastructure for us.

Property, Lease, Rental, and Contact Information

You may provide property addresses, room names, area names, rental or lease dates, stay or turnover details, property contact details, maintenance issue details, dispute context, charge or deposit details, notes, and related records. We use this to organize your property records, generate reports, prepare communications, and provide app features you choose to use.

If you invite a co-tenant, roommate, property contact, or other recipient, we process the contact details you provide for that person, such as name and email address, to deliver the invitation or message and manage the related property access.

Photos, Video, Media, and Metadata

When you document a property, you may upload or capture photos, video, thumbnails, notes, room labels, area labels, condition tags, severity selections, close-ups, and other media. Media may include metadata such as capture time, upload time, device information, file information, GPS coordinates if enabled, and other documentation context.

Location may be used when you actively capture or upload documentation through the app, choose to save location metadata with photos, use a GPS or map feature to fill or confirm a property address, or pin a property location. Location is used only after you take an action and grant permission where required. door.lease does not track your location in the background.

AI Processing and Generated Content

Photos, video frames, notes, and property context may be processed by AI services to help classify room areas, identify visible condition details, draft maintenance request context, generate report descriptions, compare condition records, or help AI Coach prepare clearer message drafts. We do not use your photos to train DoorLease-owned AI models. AI providers process submitted content to provide requested features under their service-provider terms and our vendor arrangements.

Face Detection and Blur Controls

The app may use face detection to help identify faces so they can be blurred or redacted in reports or shared records. Face detection is not facial recognition, and we do not use it to identify people.

Reports, Share Links, and Recipient Information

If you create or share a report, we process report HTML, share tokens, report status, view status, expiration data where applicable, and access logs needed to deliver and secure the report. If you send a maintenance email, report, invite, or message to someone else, we process the recipient information and the content needed to send it.

Payment Information

Payments made through Apple In-App Purchase are processed by Apple. We do not store full credit card numbers or bank account details. We may receive and store purchase identifiers, product identifiers, transaction status, price information, dates, and receipt or entitlement data needed to provide paid features, support purchases, and comply with tax or accounting obligations.

Device, Usage, Cookies, and Diagnostics

We may collect device model, operating system, app version, browser type, IP address, language, pages viewed, referrer, timestamps, clicks, crash logs, performance logs, and similar technical information. Our website may use cookies, local storage, analytics tools, bot-protection tools, and similar technologies to operate the site, remember preferences, prevent abuse, and understand usage.

We may use Google Analytics and Microsoft Clarity on the website to understand traffic, page interaction, and confusing or broken paths. Microsoft Clarity may collect interaction data such as clicks, scrolling, page views, device/browser information, heatmaps, and session replay-style usage data through cookies and similar technologies. We use these tools to improve the website, troubleshoot confusing paths, measure launch interest, and protect the site, not for cross-context behavioral advertising. Communications and Support

If you contact us, send feedback, respond to emails, or use support features, we collect the information you provide and related metadata. If you use optional voice input, microphone access is used only while you are actively recording, and audio may be sent to a transcription service to convert it into text.

Push Notifications

If you enable push notifications, we collect and store push tokens and related device information so we can send notifications about report status, account activity, service alerts, or features you have enabled. You can disable notifications in your device settings.

3. How We Use Information

We use information to:

  • Provide, operate, maintain, and secure the Service.
  • Create, store, analyze, compare, export, and share rental condition records and reports.
  • Draft AI-assisted summaries, maintenance request context, report descriptions, and AI Coach responses.
  • Send maintenance emails, report links, invites, verification emails, App Store link updates, service messages, and support responses.
  • Process purchases, manage entitlements, and prevent fraud or abuse.
  • Debug errors, analyze performance, improve features, and understand how the Service is used.
  • Protect users, properties, reports, systems, and legal rights.
  • Comply with applicable law, legal process, tax, accounting, and security obligations.

4. How We Share Information

We do not sell your personal information. We share information only as needed to provide the Service, as you direct us, or as described below.

  • Service providers. We use vendors for hosting, storage, databases, AI processing, email delivery, analytics, crash reporting, payments, bot protection, and other infrastructure.
  • Recipients you choose. If you share a report, send a maintenance request, invite another user, export data, or email a property contact, we share the content and links you choose to send.
  • App stores and payment processors. Apple processes in-app purchases and may provide transaction information needed to confirm access.
  • Legal and safety reasons. We may disclose information if required by law, subpoena, court order, legal process, or to protect rights, safety, security, users, or the Service.
  • Business transfers. If door.lease is involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, information may be transferred as part of that transaction.
  • With your consent. We may share information in other ways if you ask us to or give consent.

Service providers may include Supabase, Cloudflare, OpenAI, Anthropic, Firebase/Google, Apple, RevenueCat, PayPal, SendGrid, Microsoft Clarity, and similar vendors that help us operate hosting, storage, databases, AI processing, transcription, email delivery, analytics, crash reporting, purchases, payouts, bot protection, and other Service infrastructure. Their processing is limited to the services they provide to us or to you.

5. AI and Model Training

We may send photos, video frames, notes, audio recordings for transcription, and property context to AI providers to provide features you request. We do not use your photos to train DoorLease-owned AI models. AI providers process submitted content to provide requested features under their service-provider terms and our vendor arrangements. We may use aggregated, de-identified, or operational information to evaluate performance, improve prompts, debug systems, and improve the Service where permitted by law.

6. Cookies and Similar Technologies

Our website may use cookies, local storage, web beacons, analytics scripts, session analytics tools such as Microsoft Clarity, and bot-protection tools. These technologies help operate the site, measure traffic, understand page activity, create heatmaps and session replays, prevent abuse, remember preferences, and improve performance. You can set your browser to block or delete cookies, use supported browser privacy signals, or use our Privacy Choices page to turn website analytics off for your browser, but some website features may not work correctly.

7. Data Storage and Security

Your information may be stored and processed in the United States and other locations where we or our service providers operate. We use reasonable administrative, technical, and organizational safeguards, including encryption in transit, authenticated API endpoints, access controls, and service-provider security controls.

No internet service can guarantee perfect security. You are responsible for keeping your account credentials secure and for sharing report links only with authorized people.

8. Retention, Locked Records, and Deletion

We retain account information, property records, media, reports, and related metadata for as long as needed to provide the Service, maintain records you choose to keep, comply with legal obligations, resolve disputes, enforce agreements, prevent abuse, and operate backups and security systems.

Photos and media can be managed while a room or inspection record is still in progress. Once a room or inspection is locked, individual photos stay attached to that condition record to preserve record integrity. Deleting a property or deleting your account removes associated records and media from active storage, except where limited retention is required for legal, security, fraud-prevention, tax, accounting, backup, or compliance reasons.

Account deletion is permanent once processed. Backup copies and logs may take additional time to expire from backup systems, but they are not used for ordinary product access.

9. Your Choices

  • Access and export. You can view property data, photos, and reports in the app and export supported records where available.
  • Corrections. You can update account and property information in the app where supported or contact us for help.
  • Marketing emails. You can unsubscribe from promotional emails using the unsubscribe link or by contacting us. We may still send transactional or service emails.
  • SMS verification. You can avoid SMS verification messages by not requesting phone verification in the app. Reply STOP to SMS messages where supported to block future messages from that sender, reply HELP where supported for help, or contact us at [email protected].
  • Push notifications. You can disable push notifications in your device settings.
  • Location, camera, microphone, and photos. You can manage app permissions in your device settings. Some features may not work without required permissions.
  • Cookies. You can manage cookies through your browser settings.
  • Deletion. You can delete supported records in the app or request account deletion through the app or by contacting us.

10. State Privacy Rights

Depending on where you live, you may have rights to know, access, correct, delete, or receive a copy of certain personal information, and to opt out of certain processing. We do not sell personal information or share it for cross-context behavioral advertising as those terms are commonly used in U.S. state privacy laws.

To make a privacy request, contact us at [email protected]. We may need to verify your identity before completing a request. You may also use Privacy Choices for deletion and data-choice guidance.

If you are in the United Kingdom, European Economic Area, or another region with similar data-protection rights, you may also have rights to object to or restrict certain processing, withdraw consent where processing is based on consent, and lodge a complaint with your local data-protection authority. We process information to provide and secure the Service, perform our agreement with you, comply with legal obligations, and pursue legitimate interests such as fraud prevention, support, security, product improvement, and record integrity.

11. Children's Privacy

door.lease is not intended for children under 18. We do not knowingly collect personal information from children under 13. If you believe a child has provided personal information to us, contact us and we will take appropriate steps to delete it.

12. Third-Party Links and Services

The Service may link to third-party websites, app stores, platforms, property contacts, payment processors, or support pages. We are not responsible for the privacy practices, content, or security of third-party services. Once you leave door.lease or share information with a third party, that third party's privacy policy may apply.

13. International Users

door.lease is operated from the United States. If you access the Service from outside the United States, you understand that your information may be processed in the United States or other locations where our service providers operate, and may be subject to lawful requests by courts, law enforcement, or government authorities.

14. Changes to This Policy

We may update this Privacy Policy from time to time. If we make material changes, we may notify you through the app, website, or email. The effective date at the top indicates when this policy was last updated.
